Scarborough is a bungalow and backsplit city. Agincourt, Bendale, Wexford, Dorset Park and Woburn are dominated by houses built between about 1950 and 1975, and that dates the surfaces inside them precisely: plaster or early drywall on the walls, and a lot of original wood trim, doors and casing that has never been stripped, only repainted.
That original trim is worth more attention than it usually gets. It is generally better wood than anything you can buy now, and it responds well to being sanded back and finished properly instead of receiving another thick coat over the last one. Where the existing finish is oil — and in these houses it very often is — we use a bonding primer before anything else goes on, because modern latex over aged oil without a primer will peel off in sheets and take your money with it.
Along the south end, Cliffside, Birch Cliff and Guildwood sit above the Bluffs, and the exposure there is genuinely different from inland Scarborough. Wind off the lake, more moisture, more freeze-thaw movement in exterior wood. Those houses need shorter recoat cycles on the elevations that face the water, and it is better to hear that at the quoting stage than to find out on your own.
Malvern, Highland Creek and Rouge bring in more recent stock and a lot of townhouse and semi work, where the practical constraint is access and shared walls rather than substrate.
