Painting brick is a one-way decision. A film-forming paint sits on the masonry surface and, once applied, cannot be fully removed without aggressive and expensive stripping. Done well it lasts and looks superb; done badly it traps moisture inside the wall, and in a climate with a hundred freeze-thaw cycles a year that shows up as spalling brick and blown mortar. We will always talk you through both options before quoting.
For most GTA homes we recommend a breathable mineral coating over conventional masonry paint. Romabio brick staining is a mineral product that bonds into the masonry rather than filming over it, so the wall keeps breathing and moisture moves out rather than getting trapped — and it carries a far longer product warranty. Limewash gives a softer, more textured heritage look with the same breathability. Conventional paint remains the right answer on brick that has already been painted, where removal is not realistic and recoating is the only sensible path.
Whichever route makes sense, the prep is the same and it is most of the work: wash the masonry down, let it dry fully, repair or repoint failing mortar, treat any efflorescence, and prime with a product matched to the substrate. Brick that is damp when it is coated will fail regardless of what goes on top of it. If the brick has never been coated, a breathable mineral stain is usually the better decision — it bonds into the masonry, lets the wall dry outward, and does not trap moisture the way a film-forming paint can in a freeze-thaw climate. Effectively, yes. Removing paint from masonry requires aggressive chemical or abrasive stripping that risks damaging the brick face, and it is expensive. That is exactly why we push the paint-versus-mineral conversation before anyone commits.
It can, if the wrong product is used or the brick is coated before it is fully dry. Masonry needs to release moisture outward; a sealed film can trap it, and trapped moisture freezing inside the brick is what causes spalling. Breathable coatings and proper dry-out time are how we avoid it.
