Power washing done properly starts with the surface, not the machine. Vinyl and aluminum siding, painted wood, brick, natural stone, stucco, composite decking, and poured concrete all tolerate very different pressure, and the fastest way to damage a home is to treat them the same. We match pressure, tips, detergents, and technique to each substrate — soft washing where a surface needs chemistry rather than force, and higher pressure only where the material can genuinely take it.
A large share of our washing work is preparation. Every exterior painting project starts with a wash, because coatings bond to clean, dull, dry surfaces — not to chalk, mildew, pollen, or spider webbing. The same is true before deck and fence staining: stain applied over grey, dirty wood fails early no matter how good the product is. Washing as part of a coating project is sequenced so surfaces have time to dry fully before primer or stain goes on.
We also wash surfaces that are not being painted. Annual or seasonal cleaning of siding, soffits, gutters' exteriors, decks, fences, walkways, patios, and driveways keeps mildew and organic growth from establishing, and it is the cheapest maintenance a home exterior gets. On brick and other masonry we are conservative with pressure to protect mortar joints, and on older painted surfaces we wash to clean, not to strip — if a surface needs paint removed, that is a preparation conversation, not a pressure setting.
Every quote names the surfaces included, the method for each, and anything we will not wash — window seals, failing glazing, damaged mortar, or surfaces where water intrusion is a risk. If washing reveals problems such as failed caulking, rot, or coating failure, we document them and can quote the repair or repaint separately.
Power washing relies on water pressure; soft washing relies on low pressure plus cleaning solutions that break down mildew and dirt. Painted wood, older siding, roofs, and delicate masonry usually call for soft washing, while concrete and stone hardscape tolerate higher pressure. We choose the method per surface rather than using one setting for the whole property.
Yes — washing is the first stage of nearly every exterior painting or staining project, because coatings only bond to clean, dry surfaces. When washing is part of a coating project we schedule it so every surface has time to dry fully before primer, paint, or stain is applied.
It can, when pressure is too high for the surface — forced water can get behind siding, tear wood fibres, etch soft brick, and blow out mortar joints. That is why we match pressure and technique to each material and default to gentler methods on anything painted, aged, or porous.
Once a year suits most GTA homes — typically spring or fall. Shaded elevations, tree cover, and lakefront exposure grow mildew faster and may benefit from more frequent cleaning; a well-exposed brick front may need less. We can recommend a realistic cycle for your specific exposure when we quote.
