Exterior painting cost in Toronto and the GTA is mostly a preparation and access question. Two detached homes can look similar from the curb and still require very different work: one has sound coatings and accessible trim, while the other has peeling surfaces, failed caulk, bare wood, high gables, detailed soffits, and landscaping that needs carefully protected access.
The numbers below are planning ranges, not an offer to paint every house for one fixed amount. They are a useful place to start a conversation, then an on-site review identifies the surfaces, height, conditions, colour changes, and coating system that belong in a written scope.

The calculator starts from a two-storey house in good condition. A one-storey exterior is adjusted down 15%; a three-storey or harder-to-reach exterior is adjusted up 20%. Extra caulking and preparation adds 15%, while heavy preparation, wood repair, and full recaulk work add 35%. Those are planning multipliers, not substitutes for a site visit.
What Moves the Number
- Surface condition. Chalking, peeling, split caulk, exposed wood, mildew, and failed previous coatings have to be addressed before a new coating can last.
- Substrate. Wood, fibre cement, aluminum, stucco, brick, trim, soffits, fascia, doors, and railings do not share one preparation method or coating system.
- Height and access. A high gable, third storey, steep grade, tight side yard, or elevation over landscaping changes the work plan and equipment.
- Included surfaces. A walls-only quote is not comparable with one that includes trim, soffits, fascia, eavestrough, garage doors, shutters, railings, and front doors.
- Colour and finish change. Dark-to-light or saturated colour changes can add primer, coats, and sample approval. A deep front-door colour has different expectations from broad siding.
- Protection and timing. Plants, stone, decks, windows, rooflines, and neighbouring property need a protection plan. Coatings also need suitable surface and overnight conditions.
What a Durable Exterior Scope Includes
An exterior project should identify cleaning, failed-coating removal, sanding, bare-surface priming, caulking, product line, sheen, coat count, application method, and each included surface. Vague language such as “paint exterior” leaves too much open: it cannot tell you whether the soffits were excluded, whether bare wood receives primer, or what happens to a cracked trim joint.

When to Book in Toronto and the GTA
Exterior work should be scheduled to the coating manufacturer's requirements, not simply to the first warm week on the calendar. Surface moisture, rain, humidity, surface temperature, and overnight lows all affect adhesion and cure. That is especially important around Lake Ontario, where exposure and weather can differ from an inland property on the same day.
If you are considering a brick colour change, make that decision separately. Conventional brick painting, breathable Romabio brick staining, and limewash have different substrate, appearance, maintenance, and moisture-management implications.
How to Get a Comparable Quote
Ask every contractor to list the same elevations and surfaces. Confirm whether the price includes repairs, primer, caulking, the paint system, all coats, protection, access equipment, cleanup, and the warranty for that product. A lower total can be a good value, but only after the scope is actually comparable.
